If it is a > good business, why sell it, even a part of it? In some cases you don't build the killer game first, but instead build something easier, and less risky. Get the interest of an investor or publisher and sell it to make as much as you can quickly. Then use the proceeds to self publish your next title. There are a lot of sensible business reasons to not always try and do it all yourself, and professional publishing can provide a startup new opportunities they'd otherwise never get. If anyone looked at my website they'd see two titles.
