Alex is correct - I just reviewed the paper work and we still need a signature
of approval. We increased the fine as the Board had requested - the fine is now
$100/day and will encourage the residents to not engage in illegal leasing. I
will bring the paperwork with me to the meeting for the signature and will have
the leasing memo ready to eblast to the homeowners.

There was a letter that was supposed to be sent out about general rules that
the HOA wanted to enforce. It was to be mailed with the leasing program
information in order to save postage. We did not sign the leasing program
paperwork at the last meeting, since the language about the fines for violating
rental rules were more lax than our existing rules. CMA was to research the
issue and then follow back up with the Board. I figured this would be done
between meetings, but I'm expecting that we will have a resolution at our
upcoming meeting on Monday. The new pedestrian gate code would also be mailed
with the other items, as well as the window information if it is available.
Most likely, all of this will be sent out shortly after our upcoming meeting.
Committees - I am supposed to organize the kickoff meetings for each of the
committees. In my mind, I'm looking for an email of who is on each committee.
I'm expecting to see the email from Kelli, but I can't find it. Kelli, did you
email me the info, or was it handed to me on paper?

sheet for May and June please? I also re-reviewed the meeting minutes
a little further.
During the last meetings big we stated we would send letters regarding
general rules and attach the leasing program info to the applicable units.
Can we get those out by Friday or Monday so we can say it's complete?
There are columns that are deteriorating on the Highland Avenue side
of the
100 building. Per the minutes it was to be addressed the week we had
the meeting. Was this addressed?
Board,
During the last meeting there was a request that we send the agenda
prior to the meetings. As of right now below are the items from the
June meeting that need to be addressed.
A. Update on the progress of the reserve study: Clara
1. Recycling/Junk Area: Do we add another pick up? This is $250/month.
Occasional visits are free. If it's more than occasional what is the cost?
2. Rodent Control: This seems to be increasingly better than last year.
3. Pedestrian Code: Kelli is still working on this list. It might be
done prior to the July meeting.
4. Window Replacement: Introduction of the vendor (vendor name):
Vendor will go over the live samples and estimated costs.
5. Signage: Update
6. Lighting: Clara to provide update on light in front of unit 917.
7. Gym Equipment: The treadmill will be fixed on (date). Once the
reserve study is complete the Board can finalize the purchase of an
elliptical.
8. Clubhouse and gym window treatment: Request Clara to obtain
quotes on blinds and shades.
9. Landscaping: Provide an estimate for a property wide pruning that
includes pruning the tree at unit 503.
10. Committees: Alex to provide an update.
11. Pool Furniture: The Board will review the quotes and decide on
what to purchase. Stephen Perry removed all the rotted pool furniture
in order for junk to pick it up. Thank you Stephen!
12. Water: Review the line item and see how we pan out.
I can't think of anything new so far. Let me know if anyone has
additional thoughts.

confirmed that it was a total of
$4,130 – I can also get pricing for the pool furniture we need. Can
we have the pricing of the furniture per piece or whatever the
lowest bundle would be? Board, if we can vote on this prior to the
meeting that would be great. I found the vendor and waiting on the
pricing – I should have that prior to the meeting.
One item I forgot to add before was the treadmill. We voted to have
the incline of the treadmill fixed for the $300 the repair man
quoted. Did they come out to fix it? I can go check tonight if
that would be easier. Thank you! That would be great – if for any
reason it is not working, I will follow up with the vendor.

of the car illegally parked at 207. If you can let the owner know
this isn't allowed that would be great. I noticed them parked there
