Good afternoon! I hope everyone had a great 4th of July. I have attached the
May & June Balance sheets and Income statements. I will go ahead and send the
leasing notices out – I will work with the leasing team on the details so we
can get started.

As far as the 100 BLDG Work, I will check on this asap.

When you get a moment, can you send the income statement and balance sheet for
May and June please?  I also re-reviewed the meeting minutes a little further.

During the last meetings big we stated we would send letters regarding general
rules and attach the leasing program info to the applicable units. Can we get
those out by Friday or Monday so we can say it's complete?

There are columns that are deteriorating on the Highland Avenue side of the 100
building.  Per the minutes it was to be addressed the week we had the meeting.
Was this addressed?

Board,

During the last meeting there was a request that we send the agenda prior to
the meetings. As of right now below are the items from the June meeting that
need to be addressed.

A. Update on the progress of the reserve study: Clara

1. Recycling/Junk Area:  Do we add another pick up?  This is $250/month.
Occasional visits are free. If it's more than occasional what is the cost?

2.  Rodent Control: This seems to be increasingly better than last year.

3.  Pedestrian Code: Kelli is still working on this list. It might be done
prior to the July meeting.

4.  Window Replacement: Introduction of the vendor (vendor name): Vendor will
go over the live samples and estimated costs.

5.  Signage:  Update

6.  Lighting: Clara to provide update on light in front of unit 917.

7.  Gym Equipment: The treadmill will be fixed on (date).  Once the reserve
study is complete the Board can finalize the purchase of an elliptical.

8.  Clubhouse and gym window treatment:  Request Clara to obtain quotes on
blinds and shades.

9.  Landscaping:  Provide an estimate for a property wide pruning that includes
pruning the tree at unit 503.

10.  Committees: Alex to provide an update.

11.  Pool Furniture: The Board will review the quotes and decide on what to
purchase.  Stephen Perry removed all the rotted pool furniture in order for
junk to pick it up. Thank you Stephen!

12.  Water: Review the line item and see how we pan out.

I can't think of anything new so far. Let me know if anyone has additional
thoughts.

I hope you had a great weekend!  I wanted to follow up on the items before our
meeting next week, July 9th.  See my notes in blue.

- Inviting the window person to have them to our next board meeting on Monday,
July 9th with samples. I will follow up to confirm that he will be able to
attend.  Have we confirmed with the window vendor? Yes, He will be able to
attend on the 9th.

-  Update on the progress of the reserve study. Checking with Ray Engineering
on status. Is this complete?  Can we get the copy please?  Not yet – they
needed a form filled out with additional history on the property – I submitted
the form. The study should take a couple of weeks.

- Combining providers for the clubhouse and pool phones. Windstream will be
providing us with the options. Do we have an update?

- Dennis, during the meeting to get an idea on what we paid for the pool
furniture purchased last year. We're looking into purchasing more but need to
review how much it cost to determine what all we can afford to get. Any pricing
you have would be helpful. I confirmed that it was a total of $4,130 – I can
also get pricing for the pool furniture we need.  Can we have the pricing of
the furniture per piece or whatever the lowest bundle would be?  Board, if we
can vote on this prior to the meeting that would be great.  I found the vendor
and waiting on the pricing – I should have that prior to the meeting.

One item I forgot to add before was the treadmill.  We voted to have the
incline of the treadmill fixed for the $300 the repair man quoted.  Did they
come out to fix it?  I can go check tonight if that would be easier.  Thank
you! That would be great – if for any reason it is not working, I will follow
up with the vendor.

I hope this email finds you well.  Please see the attached picture of the car
illegally parked at 207. If you can let the owner know this isn't allowed that
would be great.  I noticed them parked there at 6:40am. Has the vehicle moved
since yesterday? Let me know and if not we can go from there.

Regarding other items, the ones mentioned below seemed to be the most pressing
items from the last meeting. If you have updates that would be great.
