We need to look for other Building Management Companies for the new Blocks, as
the current one is not providing the services as stipulated in their
contract.And they are charging us outrageous amounts for a very poor service.

AGM location - currently booked at the same place Canada Bay Club on
11/04/2017 600pm registration, 620pm start.
As you indicate that the Developer still represent substantiate voting power
which able to outvote the residents and comply with the current law. -The Fair
Trading have attended and clear the finance auditing in Nov 2016 and deal with
building defects (I handed over to Mark Fair Trading in early Feb 2017 all the
complaint forms). I can operate within the existing strata law and work both
the owners and developer as he still has substantial interest in the estates (5
unfinished buildings)
I talked to the developer and builder, Neil Kerz. They indicate that they want
the buildings well-maintained too as any bad reputation will affect the sales
I try to work within the budget, which this year recommendation that budget
funds increase with cpi - (3% as to keep up with essential service increase).
I need your help in feed back and cross check the current maintenance services,
building manager works, cleaning, repairs and maintenance as residents expect
to live in a good environment areas.
Noted that Strathfield Council also help to sort out rubbish problems, Yvonne
Yun Community Service Manager currently involve of setting up many services for
the residents.
Noted AGM notice to be send out next week.
I will try to ask the committee whether in future meetings can be in the
community hall -time as suggested??

controlling by Neil and the property agent, the AGM were held at the timing and
location where owners were difficult or unable to attend. As the Developer and
the agent were holding more than enough proxy votes, no matter how many owners
could attend, all the motions and their appointed EC members who all were pro
agent’s business were elected easily. To eliminate this kind of cheating happen
again, the AGM should be held in our Community Hall and at the time not earlier
than 7:30PM. We just want to make sure the SC members to be elected are
representing owners corporation other than Developer or the agents. The budget
and motions to be approved should be for the interest of the majority of
Centenary Park owners.
You should send AGM documents, such as budget, financial reports in a
