We have been meeting with the exterminators all week in Dennis' absence to try
and figure this problem out and ways in which to best address it. In fact
without CMA's input, we went ahead and made contact with the exterminator
ourselves so that something could get done sooner rather than later. The
exterminator has been on the property every day this week and the plan is
extensive and aggressive. I will say this though, what we have learned so far
is that it is not going to be a quick fix, so please be patient. As soon as
we get all the particulars from the exterminators, which should be no later
than tomorrow or Friday, we will be happy to provide a timeframe for everyone.
Aside from trying to respond to these email inquiries, a comprehensive
communication has been in the works all week. Please bear with us as we put
that together. Between Dennis being out (he is who normally puts our notices
together) and the rest of us having day jobs, this has been a bit daunting.
But please know, this is a serious issue to the board and to many affected
residents and particularly to those of us in building 700 who live close to the
dumpster and have been dealing with the rat issue for well over a year. If you
are having issues internally like some of us have had, please feel free to
contact me and I will let you know how to proceed. There is actually a process
and there are some contractors we have all worked with in the past.
In the meantime, continue to inform your neighbors that for now, the compactor
behind the doors is unaccessible so that the area can be throughly cleaned and
exterminated. We are to use the green dumpster that is in the street and it is
scheduled for regular picks up while we sort this out.

will be rid of these rats? Is this easy to do? Or is this a long term
project? What role do all residents have (other than proper disposal of
trash) during this process? Do we need to schedule any extermination to our
individual homes and who pays for it? Who do we contact for questions or if
we see a rat in our homes?
My next question is what specifically is being done about the dumpster? I
assume the trash compactor doesnt work at all? If not, what is the plan to
have a working dumpster or are we going to have more frequent trash pick-up?
When will any action be taken? Whats the timeline?
What responsibility does the HOA mgmt company have in this entire process -
if any at all?
Lastly I think it would be extremely helpful to over-communicate during this
crisis - yes, crisis. If we dont communicate the seriousness of this issue
people will not be aware of this grave problem. If I wasnt part of this group
thread I wouldnt be aware of anything. If we dont arrest the problem now we
could be at serious risk for other problems none of us want diwn the road.
There should be communications that are posted/emailed/mailed/text to all
residents that a) outline the problem we currently have and how it occurred
b) communicate the actions that have been taken and next steps and c) how we
can collectively prevent this from happening in the future. Along with these
communication channels we need some type of signage - even if temporary -
around all common areas reminding everyone about the trash guidelines.
I have not seen this type of detailed communication just yet. Is there a plan
for one? I am more than willing to assist with writing the communication and
distributing to my fellow neighbors.
Can someone answer these questions?

There is a dead half eaten rat in the back of the pool deck! Behind the trash
can. And many many live rats around the trash dumpster. We need to put the
