Mine was like that Unit 302 back in ’19. Clara had them come out and fix the
flashing outside and put new stucco (all this was on the Highland side) but
they did not fix anything in the unit.

Mine is in the room on the top floor, facing into the community. Nothing above
it that I could see. It could very well be a roofing issue, which leads me to
worry about the rest of the unit.
It doesn't help that my windows also show signs of water damage along the sides
on that side, which lies more credence to the overflow problem.
Attached what mine looks like, it's a bit faint but you can obviously tell the
stain in person.

Where exactly are you all seeing the leaks? What level of the home and area?
I want to make sure that the leak I had in the past is or is not the same
thing. I had water damage and I was told it was the tub causing the leaks which
is right above my dining area next to the kitchen.
I remember when I moved in, that my inspector told me there was a an area in
the roof that needed to be repaired and from my understanding it was shortly
after I moved in .

This is a chronic issue on the gutters becoming clogged and overflowing streams
of water down onto our windows and walls. We have been dealing with it in the
200 building for at least a decade. When Dennis was still our contact, he was
generally fairly prompt about getting a crew to get up and unclog them. Since
we transitioned away from him, we have to call and email multiple times, fight
a bad attitude and desire to dismiss the issue, and then deal with crews who do
not want to or flat out refuse to get onto the roof to fix the problem. I
wonder if there is a way to have this service scheduled in advance a few times
per year with a professional service company that specializes in it and have
their fee reduced from the fee we pay CMA?

Hello Rich,
Did anyone ever contact you further about this? I'm in the 300 buildings and
have a very similar problem. A little irate since water from the ceiling
leaked into my PC right under and fried my GPU. Hopped up into the attic and
made sure there wasn't any appliances or pipes that could be the cause. From
the looks of it, just ceiling, so like I said, wondering if it's a similar
issue.
Thanks,
David P.

I had the same problem last year. Fortunately there wasn’t any water damage .
CMA sent out a person who did not have a ladder big enough to reach the roof.
And told me the gutter was not blocked. I had to take videos of the water
pouring over to get someone back. Then they told my take everything was fine
without going up to the roof. After I badgered them to go up on the roof and
look they finally did. And I was right the gutter was clogged. CMA will not do
anything unless you make them.

Sounds unfair. Can someone on the Board explain why he has to cover repairs of
damage caused by the association's failure to clean the gutters after he gave
CMA prior notice of the gutter condition? When can we get someone to the
property to check all of the gutters and clean them? Isn't CMA responsible for
promptly coordinating this?

Hi HOA Board,
My name is Rich Georgino and I own unit 905. A few weeks ago I notified Branda
at CMA that the gutter out of my place is clogged and needed cleaning. Just
this past Thursday a small water leak has damaged the interior wall, see the
picture attached.
I notified Branda of the damage, she replied that the gutter cleaning is
delayed and no date is set for the gutter maintenance. She also stated that
the damage in my responsibility to fix.
As I understand, HOA has the responsibility to maintain the outer structure,
and the gutters fall under that responsivity. But, I had to bring it to CMA's
attention for cleaning.
I am very concerned and would like the gutters cleaned ASAP to stop adding to
the damage to my place. Plus, I believe the HOA show covers the cost to repair
any damage caused by the lack of gutter maintenance.
I would like to discuss this issue with you asap. I can be reached at 404
368-0010.
Thank you for your consideration in this matter

Rich Georgino
