Hello everyone. 

Daniel Lewis, CUF resident, and I are on a committee that addresses
increasing owner-occupied housing in our area. We have put a few things in
place over 2008 and have some more ideas that we would like to get the ball
rolling on. We are going to start identifying homes that need rehab that are
on streets that will most likely sell to an owner-occup. We are going to
target the streets that are currently more dense with owner-occupied versus
tenants. We plan to distribute this email monthly in addition to the CUF
market report that we already put out. Our hope is to have people on our
email list forward the email on to people that may be looking for a home or
considering looking for one.  You may have a friend or co-worker that is
looking for a house that never considered our neighborhood and may be
pleasantly surprised at what we have to offer! Or know of a rehabber that
may be interested in one of the homes for sale on our rehab list. 

 

We decided at our last meeting to network with our friends, neighbors and
local community groups to try to identify individuals or companies that
would be willing to be an investor/rehabber that would do a high quality job
at fixing up some of these houses and hopefully get them sold to an
owner-occupied. The houses would need to be rehabbed to a point that would
attract an owner-occupied. No fly by night rehabbers who just want to flip a
property or rehab it to look like another student rental. It would take
higher quality cabinets, flooring, appliances, paint colors,
landscaping/curb appeal etc. etc. etc. to attract someone that wants to live
in it. Because of the cost involved we feel the route to go would be a
non-profit company that can utilize local and government funding to assist
in the rehab cost. Perhaps there is also funding available that would make
it more profitable for an investor that is not a non-profit...I need to
research that more..however, I have been utilizing the National Association
of Realtors and researching other markets across the country to see what is
working and what is not & what is available in the way of funding, etc. 

 

This email is getting a bit long..so in closing, if you know of anyone who
may be interested in rehabbing please let me know or have them call/email
me. I would be happy to meet with them to talk further about the
possibilities of what could be done. 

 

As a side note, this committee is currently comprised of Dan & I....we would
love some help from other members of the community. It does not matter if
you are a member of other community groups or not. We just want concerned,
loyal Cliftonites that want to help maintain and increase our property
values....please let me know if you are interested.

some of the houses below may not make sense for rehabbing with the current
list price just remember that what the list price is may be completely
different than what it is WORTH! There are also multi-families on here that
may be good to convert or sold to owner-occupied.
