Hi everyone,
I wanted to take a moment and update the community on these issues, as
they have bubbled up to the surface, and many in the community want to
know what is being done. Many of these details will be covered in the
January meeting minutes, which will likely be sent out next week.
Gate Repair - Today we received the quote for the repair. The gate is
expected to be fixed by Wednesday evening. If this date should change,
and the Board is aware of it changing, then another email update will be
sent.
Air BnB rentals (and any type of short-term rentals) - Our Declaration
of Condominium does not allow "transient tenants." This is a renter who
rents a unit for a relatively short period of time and who has no
intention of establishing permanent residency.
In our January meeting, the Board affirmed that transient tenants are
not allowed and that they are becoming a problem in our community. To
address the issue, cease and desist letters have been or will shortly be
mailed to units identified as being available for rent on the AirBnB
platform and other platforms. Once these letters have been mailed,
these units can be fined $100 per day for each day that they are rented.
Rats - We have had an exterminator visit our property every other week
to keep tabs on rodents. We briefly discussed this during the January
meeting. We are not rodent-free, but the exterminator believes the
situation is under control. Due to resident concerns, the pest control
service was contacted last week to use a more aggressive approach. We
are currently waiting on a proposal from them.
Signage - In the January meeting, the Board decided to redo all of the
signage in the neighborhood. We currently have a mixture of black and
gold signs, red and white signs, and green and black signs. The goal is
to inventory our current signs, determine what signs we need, and then
design and manufacture the new signs. This project will not happen
overnight, but I'm expecting to see new signs installed sometime in
spring. We're aware of the need for a "not an exit" sign on the back of
the front gate, as well as improved tow zone signs near the 400 and 500
buildings, and some more informative signs near the dumpster. If anyone
