I guess my assumption was that Clara vetted that this was an insurable
loss, in which case I would easily say to cover the $1,800.
In this case, if it is a slow leak over time that caused the damage,
then that's a maintenance item and not an insurance item. The homeowner
is 100% responsible for paying the repair cost. The HOA should not pay
the $1,800 or file a claim against the master insurance policy.
Thanks,
Alex

Board,
It was a bathroom leak from her own plumbing lines– nothing to do with common
pipes.

I'm with Tiffany. I'd like to know what caused the leak.
Justin, what exactly is your basis for approving an expenditure with the
information received? Do you know more about the leak than we do? Right now
we just know there's a leak but have no knowledge of the root cause.
Thanks,
Kelli

Board,
Unit 607 had a leak within her unit that caused damages to her drywall and
floors. She asked to file under the Master insurance policy – I informed her
that the deductible is $7,500. The cost of the remediation and repairs will
total about $9,200 (roughly). I asked Sean Rucker, our Director of Risk
Management. He stated that it would be in our best interest NOT to open a
claim since that will be a loss – but to pay her the $1,800 over the amount
of the deductible that she would pay. She would have been responsible for the
$7,500 deductible. The cost and estimates were very reasonable for the
repairs/remediation. What are your thoughts? She is ready to get started on
the repairs as soon as possible. Thanks in advance.
