Unit 607 had a leak within her unit that caused damages to her drywall and
floors. She asked to file under the Master insurance policy – I informed her
that the deductible is $7,500. The cost of the remediation and repairs will
total about $9,200 (roughly). I asked Sean Rucker, our Director of Risk
Management. He stated that it would be in our best interest NOT to open a claim
since that will be a loss – but to pay her the $1,800 over the amount of the
deductible that she would pay. She would have been responsible for the $7,500
deductible. The cost and estimates were very reasonable for the
repairs/remediation. What are your thoughts? She is ready to get started on the
repairs as soon as possible. Thanks in advance.
