If the floor is too nasty I have a power washer that fgm can use if there is a hose bib within 150' or so. I also have a wet/dry vac to suck up the water as we go so we don't make a big mess. From what I saw though we probably won't need it. I don't think we want to get into lowering the ceiling; we would have to also lower the sprinkler heads for the fire suppression system. As far as the walls go I think we should just leave the celotex insulation as is.
BTW I did discover why the building seemed to have so many sprinkler heads for a building of that age. SBWD was Studebaker's paint lab and body parts sub-assembly building (#113) built in 1946.
