In a quick update, another approach surfaced as follows:
All hangar tenants approach the Town about purchasing their portion of the
shared building for a nominal fee and paying a ground lease to the Town in
perpetuity. We try to make this deal before 12-31. The building would become
property of the tennant and they could use, sublease or even sell the asset.
They would be required to make annual payments for the ground to the Town.
The Town would need to approve anything we are trying to do, so please see this
as an open and honest dialogue to find a solution that leaves everyone with
something.

need to organize and approach the Town with a plan that includes creation of a
legal entity to hold a master lease with the Town for the hangar space under
question now and any newly built space in the future. A legal entity would be
the single point of contact and payment to the Town therefore minimizing their
effort. We would begin with the hangars under threat. This LLC would pay the
town annually for the Master lease and sublease that space under separate terms
and with the new LLC. This entity would also want to develop new hangar space,
in the future, with similar T&Cs with the Town.

All of you pilots that own or are in one of the tan hangars. According to
the lease agreement with the Town of Taos your hangar becomes city property on
31 Dec 2021. There is an option for a five year extension but so far no one has
petitioned the town. I have talked to the town many times over the years and
several times in the last few months about the future status of these hangars.
So far the town has not committed to anything. You have the most to gain or
lose from their decision. I would suggest you organize then make an appointment
to meet with the town manager. If nothing is done then according to your leases
the hangars become town property very soon.
