Hello Dorin.  A few years ago, when working on a DDR interface, I used
SPICE models of CTS ClearOne BGA terminators.  These models include the
mutual coupling between the resistors, and are available at:

 I am looking for the simulation model, ibis or spice, for the resistor
package (used in address/data bus) that includes the parasitic coupling
inside the package. I am interested in the xtalk evaluation due to the
use of the resistor package.
