Just did my own test to see if I get it too, and I do. Sounds like
this is a bug in the effect immunities flag...
A workaround, which works according to my tests, is to not use the =
sign in the flag, and to replace the underscore with a space in the
effects list portion of the flag. So instead of
effect_immunities=the_screech
instead use
effect_immunities the screech

That is weird, but I guess something is going wrong at my end. Let me do
more testing.

I have another issue. The after damage sound script doesn’t seem to work for
me when the point has two words in it's file name.
It works great with the one word points however. I have been trying for an
hour trying to figure it out and that seems to be the only common
denominator.

That does sound like a problem...
I can't seem to replicate it in my own maps though.

Does the effect show up on the unit in question? Or does it not appear
but the cost still changes?
