Hi everyone,
The minutes of our July 9th HOA meeting are still being prepared, but I
wanted to go ahead and share some information about the replacement
window project.
We had a company come to the meeting and present us with their
replacement windows. Unfortunately, they hadn't yet measured a unit in
the neighborhood, and they couldn't give us specific pricing. Their
ballpark estimate was $1,200-$1,500 before discount for fiberglass
windows, and vinyl windows would be somewhat cheaper.
Even though we didn't get specific pricing, we did learn some
information:
1. Fiberglass windows have thinner frames and would last 30-40 years.
Vinyl windows have thicker frames, and they would be more noticeably
different than the current aluminum frames. They probably wouldn't last
quite as long.
2. In order to have a transom option as we do now, the transom window
would need to have a height of at least 13 inches. Our transom windows
are less than 13 inches in height. Most likely, our replacement windows
will not have transoms; this will save everyone money.
3. A laminate glass option is available for an additional fee (perhaps
$200-300 per window). Laminate glass helps with soundproofing, and
these windows look identical to non-laminated windows. Perhaps some
homeowners might want to use this option for their bedroom windows
facing a noisy street, such as Freedom Parkway.
4. The vendor sells Marvin windows. There are several companies in
Georgia that sell Marvin brand windows.
After the HOA meeting, the Board decided that it would be best to have
additional vendors provide us with quotes. Part of this process is to
have multiple vendors measure the same unit. At a later date, the
vendors will come to give a presentation and pricing. We thought that
it would be good to have another Marvin Windows vendor and two Anderson
Windows vendors provide us with quotes.
We are looking for a volunteer to make their unit available for window
measurements. Once we identify a volunteer, we'll provide them with
vendor contact info, so they can schedule the appointments at their
convenience. It could either be 3 or 4 appointments (yet to be
determined).
After the appointments are completed, we will have each vendor come and
give a presentation. A decision on vendor and window specifications
will then be made. The chosen vendor will then provide bulk discount
pricing to everyone who chooses to have their windows replaced during a
certain time period. If desired, homeowners would also be free to use
their vendor of choice to install the selected windows. Anyone who
wishes to have their windows replaced will first need to have their unit
measured. The windows are then special ordered and installed a few
weeks later.
