This sounds like this is the external panel at thebottom of the chimney which
is a HOA responsibility.

Can we get someone on this ASAP - this is something the handyman should be
able to handle.
While they are at it, they should inspect the other 39 units for similar damage
and correct as needed.
Please do not let this linger. This will get worse with the cold.

Hi Again Tom,
To review, a raccoon has been entering our home at will (!) through a broken
panel beneath our chimney. We took a look at the panel, and it was collapsed on
one side, which is how the raccoon enters and exits. Please send me the
spreadsheet with the information about whether or not this is our
responsibility, or the HOA's. It seems to me that is should be the HOA, since I
doubt any unit owner would be checking underneath their chimney's, to see if
all is intact. I would assume that kind of work should be done by experts, but
I will abide by whatever the spreadsheet directs.
Also, I think all unit owners should be made aware of this issue, as our
Wild-Life handler said it is a very common problem with chimney's that are
designed this way.
