Thanks for your update on rubbish handling situation and your hard work since
taking charged on the management.
I recall that this financial year budget have been provided $50,000 for the
provision of monitoring cameras in lifts and bin rooms but so far I can’t find
this installation progressing.
Can you check on this status ?
Can we ask property renting agents to add renting condition on dumping unwanted
furniture in bin rooms or common areas will get fine by owners corporation ?

It is a difficult situation where Council limits the disposal of rubbish
-actually by calculation it will take this strata plan more than 2 years to
have 1 council pick up for each unit/lot according to the past and even current
arrangement.
I have instructed Jack to dispose weekly Cardboard to Recycle Centre -only
labour transport cost -This will stop the empty boxes piling up the bin room.
In the past Council has been difficult with household goods disposal. Owner /
unit resident must arrange direct with Council to dispose own furniture. (Not
many residents take up the offer) result that Strata have to arrange dumping to
rubbish centre every time bin room filled up and pay for it.
Now Council agrees to let Jack / Strata Manager to arrange on behalf of owners
(all residents to call Jack / Strata Agent for disposal of household bulky
goods). Although still not enough pick up as wanted, but much better than
previously arrangement. All mattresses have been disposed free of charge from
Council last month (more than 90). Every time we have 10 mattresses, we can
arrange direct to Council Contractor for free pick up.
Working on recycle metals for private pick up -free of charge.
Noted that last month -jack dispose to recycle centre 20 trailer loads
cardboard + this week about 20 loads..
Council arrange pick up 90 mattress, about 30 cubic bulky items. on the 10
March -likely another 10 cubic??. (1 Council truck load is about 30 cubic
rubbish)
With your help in checking up, I believe that bin room situation only get
better.

I totally agree to Darren and Anne on the garbage handling as almost half of
our levies have been spending on paying for cleaning contract.
As per past experiences, and the recent two emails from Neil in regard to
budget of $100,000
for by-law and extra budget for cleaning cost, you can see he is doing nothing
but increasing burden on owners of this complexes. I have never hear any good
proposal from him for this community except for the good of the agents and
Developer. We cannot trust this guy to manage our community.

Darren is right. The onus is on the Building Management Company to manage the
garbage as per Contract. If they fail in this regard they are in default of the
Building Management Contract.We are already paying high Levies to have this
done. They should pay for the services of a Private Waste Collection Agent and
a Compactor. Not the Owners!

Perhaps is the contractor if failing to deliver on their service level
agreement (i.e. The owners are entitled to have all of the waste promptly
disposed of.) then they could invest in either a private supplementary service
or a garbage compactor. After all the owners are already paying for this job to
be done, I am not sure why they must pay more just because the contractor is
not delivering against the most basic of service expectations.

It is an ongoing work, I will work on weekly disposal of cardboard as it take
spaces, create problems of vermin, pest in bin room plus smelly.

For household good, although Council allows us 4-5 cubic per months and 30
cubic per 3 months, (5x12 household = 60 household + 30 cubic quarterly x 3 =
180 cubic household per year) . We got more than 750 units and constantly
restricted of rubbish disposal and have to spend money to remove (previously).
Currently we work on recycle metal such as fridges, washing machines for free
removal (try to contact private company) and large items household rubbish with
Council.
Your help on these recycle materials are welcome,
