[THIN] OT:Anyone using IM or Chat in Exchange?

I noticed in Exchange manual that they have an Instant Messaging option and
a Chat option but when I try to install this, it does not allow me because
both are greyed out. Anyone using this? Is this a thing I have to buy
separately?
