HI Sorry for the late answer but this could be Samba configuration problems regarding Oplocks (opportunistic locking). We had a problem w. Samba up to and including 2.2.5 that we got a degradation in performance and file is already open. If You set oplocks=no and maybe search on Samba archives for the full explanation it might help.
