Hi All,Bruce Grawert 404-431-9325 mobile
I may have missed it but it looks like there is no photo where the
sidewalk has completely caved in near the new construction (should we be
concerned about the support under other portions of the hardscpae?).
Also the black iron railings are inconsistent on the front porches for the
units with 3 above ground levels in the front.
Lastly the photos of our landscaping from the plans all show exterior
lighting/landscape lighting which pulte seems to be trying to get out of
installing (see photo). It would be helpful to know their future plans and
if they will address as it can be very dark walking in between and in front
of the unites especially if the owners do not have porch lights on.
Thanks for putting all of this together.

Good Afternoon Everyone,
You should have received a letter from Fieldstone Association Management
by US Mail advertising the Annual Association Meeting.
It will be *Thursday, February 27th at 6:30 PM* at the University
Catholic Center on the Emory University campus (1753 N. Decatur Rd.
Atlanta, GA 30307
<https://www.google.com/maps/search/1753+N.+Decatur+Rd.+Atlanta,+GA+30307?entry=gmail&source=g>
).
Sonya Avila from Fieldstone requested that we submit to her all questions
& concerns that we'd like to address at the meeting three business days
prior to the meeting, which is *Monday, February 24th.*
Per our conversation at Brew & Bird, we'd like to ensure that we prep for
this meeting and set the agenda. Bruce Grawert was kind enough to complete
a site survey of the property on Monday, taking pictures and documenting
site conditions. I've provided a link below to a google drive that shows
the pictures, his notes, and a slide show.

For the agenda itself, below are some starting points, but I'm sure there
are many more issues worth discussing.
From Bruce:
- Specific HOA and Fieldstone questions:
1. When does ownership group take control of association? at 2/3rd's
ownership
2. How do current owners gain a seat on the association board to
establish representation?
3. How do we insure more effective site-based management from
Fieldstone
4. Is there a better or recommended process to effectively communicate
with Fieldstone
5. Is Fieldstone interested in maintaining owner-based HOA
relationship?
- How do we insure / secure better security i.e. Flock
- How do more effectively message material events at property:
1. Water shut-offs or completed section connections?
2. Spring/Winter landscaping trimming, fertilization, etc
From Will:
- HOA Management
- When does Fieldstone inspect?
- What issues have they addressed this year? What are unresolved?
- What does Fieldstone inspect?
- Can we get regular reports?
- The pictures tell a tale of indifference and absence on the part
of Fieldstone.
- Common Areas
- Maintenance
- Hardscape Maintenance
- Landscape Maintenance
- Conditions
- Construction Damage
- Construction Debris and Trash
- Utilities
- Architectural Consistency
- Porch/Deck Railings should be PVC, not wood.
- Exterior Lighting is inconsistent
- Columns on the new buildings are round and not square
- Physical Security & Crime Prevention
- LPR Installation/Flock
- Securing AC Condensers by Pulte
If you have other issues that need addressing, this is the time to get it
on the agenda.
Thanks!
Will
