Once is enough! You are liable anyway because a lawyer will ask if anything
was repaired or anything new was in the house recently before the accident
happened to try to find someone to sue. Sometimes the source can be pinned
down and sometimes it can not, but the lawyer will threaten to sue anyway,
knowing that the insurance companies will offer to settle rather than going
to the expense of going to court. The lawyer sends out a bunch of
threatening letters and a bunch of settlement checks come in. If you have no
insurance or significant assets, the lawyer usually will not bother with
you.
