Eligibility

v      Individuals/ Firms/ Partnerships/ Trusts/ Franchises

Purpose

v      For purchase of new/ old shops/ establishment/ offices

v      Modernisation / renovation / face lifting of shops

v      Expansion/ addition / alteration to shops

v      Dealer?s showroom under tie-up arrangement with the reputed industries.

v      Building of Training Centres, Service Centres

v      Repairs centre/ Garage

v      Building for Consultant/ Chartered Accountants

v      All furniture / fixtures / electrical fittings and other accessories required to the showroom/ offices/ shops

Type of Facility

v      Term Loan

Quantum of Advance

v      For both SSI and SBF the maximum loan will be Rs.20 Lacs

Security

v      Hypothecation of assets created out of Bank finance

v      Mortgage of lease hold property

v      Any other alternative property equivalent of the loan amount

Margin

v      25% in case of new property

v      40% in case of old property

DSCR

v      Minimum DSCR 1.75

Repayment

v      Repayment of loan will be made between 3 to 7 years excluding moratorium period of 6 months.

Take over

v      Takeover of limits from other banks is permitted subject to observance of takeover norms laid down by the bank

Other Terms

v      Viability of the proposal and due diligence is to be done before disbursement

v      No disbursement before completion of proper documentation/ hypothecation/ creation of charge

v      All clearances from the local government authorities should be obtained

v      Opening of Savings Bank Account/ Current Account at the branch is compulsory

v      Legal opinion on property needs to be obtained

v      Property on hire purchase from government undertaking need not be financed due to onerous discriminatory clauses

v      Wherever required, a certificate from Chartered Accountant regarding the completion of project be obtained
