HUGE!  I moved 3 years ago w/ 4 in the house and each and every time  the 
house was shown, I put the dogs in the van and we went to the park.   Dog 
bowls/toys were picked up and naturally the house/floors were vacuumed,  walls 
wiped 
down to within an inch of their life.  There can be no  smell of a dog (even a 
clean dog) because some people/children are allergic and  I know the fact 
that I had carpets where dogs were allowed were a concern to  some potential 
buyers for the same reason.
 
Buy stock in orange scented cleaners and candles.
 
I put down grass seed in the back where the dogs were, covered with straw  
and got lucky; it snowed when offers came in so the buyers didn't see a few 
bare 
 spots in the yard:)
 
IF your realtor wants to put a "lock box" on the house, take the box off  
unless you and the dogs are out.  I had one pushy SOB show up, without an  
appointment when I was home and naturally the dogs loose in the house. (She had 
 
kept the box combination from a prior showing/appointment).  She was just  
going 
to open the door and walk in!  I heard something going on in   the front of 
the house and as you can imagine, I was quite put out!!!  From  then on, I'd 
put 
the box on the door right as I and the dogs left prior to each  appointment.
 
Boy, I don't ever want to move again!  What a pain in the rear to show  a 
house with dogs!
