Congrats on your upward (basement) lab.  I've been working out of my garage for 
20+ years. I use plastic bottles for my water source. Don't ask about drainage. 
As for light proofing windows, aluminum foil with grey or black duct tape has 
worked best. 

Untreated cement floors can be a dust creator. As for sealant, let me know what 
works.  

I sometimes just use a wet mop.  

Sinks, used stainless work best. I'm using the old vanity from the upstairs 
bathroom remodel. It's ugly, cheap, and here.  

I'd suggest that the electrical outlets be high up on the wall. That way you 
won't have to crawl around in the dark try to plug/un-plug.

Lots of shelf space.  Just don't keep your paper over the wet side.
Remember paper and chemicals should be kept on the dry side. Hard ware, pots, 
pans, coffee etc. should go on the wet side.

Keep chemical storage area away from coffee maker!!.  Dont have fridge in wet 
lab work area. Or rather don't open fridge while printing.
