ChrisIt is good news that we have received some estate actuals at last.
On the basis of forewarned is forearmed, and as our preparation before the
financials meeting with Mainstay, would it be an idea if each of us had a
particular area of the accounts to investigate and prepare a brief report? I
have PDFs of all of the account budgets and actuals that we have access to, if
that helps anyone.
I think that we now know enough about the landlord's water supply to be able
raise pertinent questions - latest copy of my report attached.
A question that interests me is whether we are paying for the caretaker several
times over in different account items e.g. when Gemma said that we are paying
Jim to read our water meters. I would be happy to look into this.
Another area is the landscape gardening charge - because its evidently not
being carried out, other than the occasional removal of a few fag butts from
the planters, of which most have been dead for years. as a basis, we can quote
the requirements of the lease on this - Schedule 5 Part 2 para 3"Garden
areasLandscaping, planting and replanting and the maintenance and upkeep of the
Estate Common Parts and of garden or grassed areas".
On another subject, what do you want done with any completed Proxy forms -
shall I pass them onto James for inclusion in the database?
