Hi everyone!
Welcome to the 2019 Ledger. The board is very excited to begin a wonderful
Spring and Summer season here in Ledgewood, and would like to update you on
some of the things happening in our neighborhood.
Ledgewood’s Second Annual Clean Sweep
Our second annual Ledgewood Clean Sweep is taking place Saturday, May 11th.
This is a wonderful opportunity for neighbors to spend some fun time
together and get their kids involved, doing a little extra cleanup in
Ledgewood.
While the association does have a contracted maintenance company, there
are certain things we like to do on this day to help out around our
neighborhood such as litter cleanup. Participation is voluntary, and we’re
excited to see you there! Come get to know your neighbors and win some
prizes!
The Ledgewood Clubhouse
The Clubhouse has seen many improvements and upgrades over this past year.
The Ledgewood maintenance staff painted the clubhouse walls, and began
replacing ceiling tiles. The two Bunn Coffee carafes were replaced with new
ones.
The association installed new remote-control digital thermostats so that we
can remotely adjust the temperature after events for savings on heating and
cooling.
We made numerous changes in order to bring the building into compliance
with current fire codes. These updates include adding deadbolts on doors
going out to pool area to prevent people from going out to the pool during
off hours and replacing the exit signs with emergency lights, and replacing
the front, center and rear clubhouse doors with beautiful new aluminum
glass doors.
The fence by the rear of the clubhouse was also moved so that there is no
egress out to the pool, and a ramp is going to be built to allow handicap
emergency access out this door. The pool hose spigot was moved inside the
fence at the same time this was done. The fence company also repaired the
pool gate that exits to the picnic tables.
Warm Weather Notes
The board is enthusiastically preparing our common ground for all of our
wonderful warm weather activities, including tennis and basketball court
usage.
The pool
I’m sure you all have noticed the pool is a bit - or a lot! - more empty
than we’re used to seeing it. The board noticed toward the end of winter
that some water had drained out of the pool, causing the cover to sag.
After an inspection, we realized there was a leak in the pool, causing a
significant amount of water loss. The association, along with the help of
our dedicated pool manager Brittney, has been working with several
professional pool companies to locate and fix the problem.
Our goal is to have the pool open by May 25th. We’re doing everything we
can to make that happen, while also being respectful of Ledgewood’s
resources and budget. Some good news is that with the pool being empty,
we’re also using this time to do some “deep cleaning” of the pool that
typically only happens when the pool is completely empty.
Our efforts to deter speeding cars
Have you noticed speeding issues through Ledgewood? Now that the weather is
nicer, one of the things the board would like to do is see how we can make
it safer for residents to be outside, while also curtailing the issue of
people speeding through Ledgewood as a cut-through street. Trustees have
contacted the city council and in addition to Strongsville PD keeping a
close eye out for speeders, we’re also going to make sure there is
appropriate speed limit signage on Falling Water so that drivers are
reminded this is a speed-enforced area.
Trees and forested areas
If you live next to a particularly wooded area of common ground, you may be
wondering what the policy is on tree maintenance in Ledgewood. The
association definitely doesn’t want this process to be a mystery to
residents, and we’d also like to do our best to address your concerns in
this area. We’re so lucky to live in such a beautiful wooded area, and our
goal as a board is to preserve as much of this beauty as possible. Here are
some notes on how the board handles our forested areas:
● When a tree is leaning, and at risk of damaging residents’ or common
ground property, we work to get the tree removed.
● If a tree falls on your property, please notify your insurance. If
you need a referral for a tree-removal company, we can help you.
● We base our practices on Ohio law, and with the goal of maintaining
the natural state of our common ground.
● Because of this, if a tree falls in common ground we will evaluate
if the tree can simply be left as-is, or cut up and left. If a tree falls
on resident property from common ground, it is the responsibility of the
resident to remove the tree and repair any damage.
As a board, we evaluate how we deal with falling/fallen common ground trees
on a case-by-case basis. We understand that these processes may seem
confusing at times, so if you have any questions please don’t hesitate to
reach out to us.
Hello from our Architectural Review Trustees!
Hello Neighbors
We are new to the Ledgewood Board, and have taken on the roles co-leading
architectural committee. What does that mean? We had the same question, so
thought we would share with you what we’ve learned.
We are responsible for working with you to keep Ledgewood homes and
properties current with Ledgewood Covenants & Restrictions, as well as
Strongsville City codes and regulations (both can be found on ledgewood.org
).
Please reach out to one of us when taking on an exterior remodel project,
so that we can coordinate board approval.

You don’t need to wait until you have a need to reach out and say hello to
either one of us. Here are a couple reminders as we head into Spring.
● The city requires that our streetlamps be in working order
● Garbage cans cannot be visible from the street. Trash and
recyclables should only be taken out the evening prior to trash day, and
taken in the same day.
One more thing, if you or a neighbor needs help with any light outside
maintenance/clean up, please reach out to us and we will work with you to
find help.

Trustee positions
This fall we will have three openings for trustee positions! If you have
ever been curious about serving on the board, or what that entails, we’d
love to hear from you! On our website Ledgewood.org we’ve put some brief
descriptions of what the board positions entail.
