This is a reserve project, so HOA dues have already been paid over the
years and budgeted.  This project was advertised at last November's
annual meeting, and it has been on the roadmap since the reserve study
in 2018.  At the current time, we're determining the scope of the
project.  Once we know what we want to do, then we will get cost
estimates.  If the entire project costs more than our budget, then we
will need to prioritize goals and potentially eliminate or postpone some
goals.
This project could potentially lead to an small HOA dues increase.  We
increase HOA dues to make sure that we have enough money to cover our
operating budget and to make sure that we are collecting enough for
future reserve projects.  As a result of this project, the HOA might
have to pay $50 - $100 more a month for WiFi, unless we can get Comcast
to give it to us for free or for a reduced rate.  We could also reduce
our budget in other areas to negate the WiFi expense.  Perhaps we save
some money on the clubhouse electric bill with motion activated light
switches and LED bulbs.  The Board discusses next year's budget in
September.
I realize that homeowners might be concerned that they are being
assessed for the mailbox project, however, that is a homeowner
maintenance responsibility that the HOA handled on their behalf.  It's a
relatively unique situation, and I can't think of any other realistic
examples where all homeowners would be assessed for a HOA project.

Summary - Most likely, we will replace the carpet, patch and paint all of the walls, replace the clubroom furniture, and replace the roof, gutters, and downspouts. The pool gate should be repaired. The pool cover should be replaced, and the fence should be repaired and painted. We should also inventory existing pool furniture and replace it if necessary.
Improvement Items (our ideas)
Automated Sensor Light Switches - Add to fitness room and kitchen - lowers 
electric bill
Light bulbs - Replace with LED bulbs - lowers electric bill
WiFi - Add WiFi to the clubhouse and pool area - expected amenity (modern WiFi 
wasn't around 20 years ago)
TV - Mount a larger TV to the wall of the clubroom.  This improves rentability 
of the room and allows for easier presentations
Key Pad - Add a key pad to the clubroom door, so that renters can be given the 
code instead of having to coordinate a key exchange
Card Reader - Add a card reader to the southern pool gate, so that the pool is 
more accessible

If you have any suggestions for maintenance items or improvements, please share your ideas. The Board will be finalizing the project scope within a week.
