Just to chime in to the discussion:
I was going to write up my interpretation of the bylaws about requesting
financial records, but the attachment provides a thorough discussion of
association records requests.
According to the bylaws, our association does not let us look at "all
books and records." The attachment explains why this is usually a good
idea. However, we are entitled to view accounting records of the
association, if we have a good reason. We can also request other common
documents that we either already have in our possession or are already
routinely provided to us.
Yes, both the attachment and our bylaws state that 5 business days
notice is required. Be happy, because some states require 30 days
notice.

Robert,
I am not speaking about the vague annual line item statements we get every
year essentially saying the same thing passed out during your entire time as
president. Anyone who was at last Mondays meeting which you weren’t (You
don’t even come to any of the community socials as president of the board?)…
Heard Dennis state whatever invoices, receipts or payments regarding the Rat
and compactor cleanup project and any other financial documents I wanted to
see “Give him 5 days’ notice he would make them available”. So since you felt
the need to weigh in, please explain the attached response to my request?

Hello All,
Thanks for the reminder and hopefully this meeting will allow an open session
for owners to address any outstanding concerns, there seems to be a few.
Personally I hope the president can give a quick understanding of the budget,
projects and how the board is following our reserve study schedule performing
a physical analysis of common area major components. One owner shared their
home being removed from the market due to the unsightly conditions here and
rodents seen by prospective buyers. With my direct involvement in the rodent
and trash area cleanup. I was stunned when told by the contractors cleaning
and power washing the pit, this had never been done before, the pictures I
took proves they were right.
Lastly I am sorry to say to the community I resigned as Treasurer from the
board. After being told the Treasurer should not contact or ask for expenses
directly from Dennis or CMA. Pardon my ignorance, but can it be explained to
the community at large the functions of our board positions so anyone else
volunteering will understand the restrictions.
