Regarding the landscaping, I believe it fell through the cracks

I actually forgot to mention a note about the water. That's an area we
always need to focus on as it's our largest expense. We're already
Joered with water. There has been a periodic leak at the compactor that

something welast week. That could be the cause of our issues. So this is

I noticed that with the financials, we were running a deficit between
Jan-Mar. I know that we had some unexpected expenses related to the
roofing and stucco. Fortunately, we received a large check, which
weour April financials (and the rest of the year) look good. Perhaps
throughspent a large amount on insurance, and we'll recoup that expense
reservethe rest of the year's budget. I do think that once we have the
3-4% astudy, we'll have to take a serious look at the HOA dues that we're
charging. When the 2012 study was done, it was recommended that each
unit get a large special assessment (perhaps $5,000?). The Board
decided against such an action and figured that raising the dues
alsoyear would be good enough. After that point, the dues weren't raised
for one or two years, so we don't really know our long-term financial
picture. Hopefully the study will reveal good news, but it could
a fewtell us news that we don't want to hear.
