We occasionally see questions about whether the Homeowner or the Fairmont HOA
is responsible for a particular repair.  Most recently, this came up in context
of window maintenance and replacement.

In 2013, the management company worked with our attorneys to help us
update and clarify the Fairmont Homes Declarations.  This new set
of Declarations was passed by the required majority of Homeowners.

As you will see in the Declarations, window maintenance and replacement
is fully a Homeowner responsibility.  If the Homeowner wishes to maintain the
old, original wood windows, they may do so.  However, if the Board deems
that the windows can no longer be properly be maintained, it can make
window replacement mandatory, at the Homeowner's expense.  We have done this
in several cases and continue to monitor the condition of the remaining wood
windows and patio doors in the complex.
