 The present gate has two or three springs to bring back the gate to closing 
position.Right now it is not working.  If you install a new gate, have them 
include springs sothe gate always closes when entering or leaving.

Thanks Tom...

When you do this, could you look into the possibility of just replacing
the door?  That wood looks like it is rotting.  A new door/lock might
be the better path here, depending on cost.
