MEETING ATTENDEES:- BOARD MEMBERS: TIM DANELIUK 817, DONNA MICHALEK 815,
SANDRA GLUNZ- 841- UNIT OWNERS: MIKE AUBE - 843, KONDA SNEHANSH - 811
The meeting was called to order at 7 PM.
The first order of business was fence posts. Tom Dase was instructed to do a
walk around of the fence posts to see which ones need replacement. He was
instructed also to number each fence post with a black marker. He is to get
an estimate on replacing the posts. Second by D. Michalek.
Also the topic of back gate was brought up. The gate is working now, but
should check the locking mechanism.
The next topic of business was driveway seal coating and street coating. Tom
Dase is to get a quote from Blackout Seal coating and get back to the board and
set a date. Dase to call Anderson Lock Company to see if unit owners
can park in their lot. Seconds by Donna Michalek.
The next order of business was Patio replacement and concrete work. Patios
to be done are 834, 842, 843,835, and 832. Tom Dase is to get a quote and get
back to the board. Sandy Glunz mentioned about a added concrete step up
adjacent to the front stoops where sidewalks have sunk. The code is 7 3/4 inch
riser. 820, 844, 841 need a step. All other stoops should bechecked. To get
total on all concrete work and present to Board. Second by Donna Michalek.
The next order of business was tree trimming. Dase is to walk the property for
any tree limbstouching roof tops. Dase is to get a quote on all tree trimming
needed and get back to the board. Second by Donna Michalek.
The next order of business was storm sewer inspection. The City of Des Plaines
Public Works was out and cleaned out our storm sewers. Public Works does not do
inspection of sewers leading to the retention pond. Tim Daneliuk instructed
Tom Dase to find a company to inspect the storm sewers leading to the retention
pond to make sure they were clean and open.Second by Donna Michalek.
The next order of business was obtaining a new Reserve Study. Tom Dase was
told to use the same company we have been using.
The next order of business was Roof Replacement and replacement of the
underlying decking. Tom Dase was told to check the Reserve Study. To be
determined if decking needs to be replaced. Seconds by Sandy Glunz .
The next order of business was Gutter cleaning. Tom Dase is to call Window
Plus and Gutter Cleaning and get a date for cleaning. Second by Donna Michalek.
The next order of Business was landscaping. Due to the draught, major
landscaping to be done in September. Contact Rosemont to set up time and
items to be planted. Need an itemized list of plants and where. It was agreed
that 820 be refunded $400.00 for a tree that they purchased and planted and
was cut down. Also bushes to be planted at 820, where old bushes were removed
prior. Seconds by S.Glunz
820 requested if they could install a retractable awning over their patio. The
board all agreed that this was acceptable providing 820 presents a plan of
what is to be done and color of awning. When approved, all other unit owners
that want a retractable awning must stick to these guidelines. The owners
must maintain the awning.. Tom Dase to contact 820 regardingawning. Seconds
by S. Glunz
The next order of Business was Window Replacement. Unit owner 811 mentioned
he has just move in to unit and requested a longer time than l8 months. It was
explained to him to replace the worse windows now within the next 18 months.
After that, when other windows needs to be changed on his unit, another l8
months will start again. He was to get some names of window companies from
the Board. Tom Dase is to walk the property with unit owner to see what
windows need immediate attention. Dase to report back to board. Second by
D.Michalek.
The next order of Business was Fire wall between 843-845. The expense to
repair this Fire Wall is to be shared with adjoining neighbor. Second by D.
Michalek.
Tim Daneliuk motioned to adjourn the meeting at 8:04 PM. Second by Donna
