Thanks to both of you, particularly your patience.
However, it isnt working on my side. I also tried the files you sent me Miguel,
and that isnt working either... whatever I do I get this:
scanin: Error - Scanin failed with code 0x10000004, read_elists: error opening

Here is the whole script:
peter@peter-desktop:~/Downloads/scanin-files$ scanin -v -dipna

Is the error due to some other stuff?

As mentioned Miguel, your target has very high resolution.
It seems this is an issue.
I've made a resize of your TIFF file to 2008 x 1342 pix @ 300dpi and now
it works fine! Without any additional magic with CHT, TXT or testchart
borders.
I just confirmed this. Even at 1200 ppi it works without a flaw.
While I considered the original resolution of the target way too high, I
didn't expect this factor alone to cause such anomalies as the gross
misplacement of the grid on the diag file. Turns out it did.
Thank you, Alexey!
