There is a gadget that I've seen in catologs, and if I could give you a lead
on it, I would! Anyway, this is a framework device that holds three trays,
one above the other and each set back from the other like stairsteps. The
footprint of this arrangement would allow your three trays to take only a
bit more space than one tray.
There is also a gentleman I've heard of who espouses single tray processing.
Basically, you put the print into an empty tray, dump in the developer for
the proper time, dump the developer back into it's container, and dump in
the stop bath, etc...
Using either of these techniques, you could have your enlarger on top of the
washing machine, and your tray(s) on top of the dryer.
(BTW, a front loading washer is supposed to be more efficient to operate
[less water] and easier on your clothing [less agitation]).
Some people will say that a laundry room is the worst place for a darkroom
because of the lint from the dryer. Keeping the humidity up will help with
this problem- I've heard of one person who keeps a spray bottle of water and
'mists' the laundry room before opening the dryer door or cleaning the lint
filter.

Just to give this some scope, a sink is probably out of the question. I
rent my apartment. Right now, the trays and washer sit on top of the
washer and dryer. That washer and dryer will soon be replaced. But with
what, I'm not entirely sure. Hopefully, the top of the washer and dryer
will be flat. This will allow me to put my print washer on. Worst case
scenario and I'll throw the print washer in where the enlarger is now (the
closet). Then I'll run a pump from that to the drain of the washing
machine.
The real question I was posing was what to sit your enlarger and trays
on? There is no room for trays in a sink because there's no room for a
real sink. I can live with this. I mean, I ain't got much choice!
Well, maybe. Say the new washer and dryer is a front loader and the
tops of it are flat. I could put a sink on top of that.. Hmmm.
I should take some more photos and post them to give you an idea of
what my office looks like.
But there are a few here: http://www.shampoo.ca/pics
