Position Summary/Objective: Project Manager is a revenue producer for the c=
ompany.  PM has the ultimate responsibility for the success of the project =
and is expected to create, implement, and follow procedures to ensure each =
project is completed in budget, on schedule, and exceeds the quality expect=
ations of the client.  The Project Manager is responsible for establishing =
and maintaining solid working relationships with all internal company emplo=
yees as well as all external vendors and clients.  Assists in seeking out n=
ew clients through networking, and works with Sales & Marketing personnel t=
o develop suspects into solid clients.

Summary of Responsibilities

1.=09Financial responsibilities include:
a.=09Prepare estimates for work as part of the sales/bidding process.
b.=09Ensure that all bid procedures are followed.
c.=09Maintain a 30% or higher bid success rate.
d.=09Manage and maintain contracts with client and subcontractors for each =
project.
e.=09Manage the invoicing process for both clients and subcontractors.
i.=09Monitor the accuracy of subcontractor invoicing
ii.=09Ensure that all appropriate coding is applied
iii.=09Ensure all pay applications, lien waivers, and affidavits are in pla=
ce
iv.=09Settle payment disputes
v.=09Coordinate billing of client
vi.=09Release payment to subcontractors

2.=09Client Relationship/Satisfaction responsibilities include:
a.=09Act as the primary point of contact for client communication.
b.=09Establish, maintain, and grow a prosperous relationship with clients t=
hat lends to future, repeat business.=20
c.=09Settle all problem solving with the interest of client relationship in=
 mind unless directed by the President of the Company.=20
d.=09Maintain open lines of communication with the client such that the cli=
ent is satisfied with the updates of their project(s).=20

3.=09Quality and Safety responsibilities include:
a.=09Ensure that work quality is held to the highest possible standards.
b.=09Review updates and project site paperwork a minimum of twice a week.
c.=09Ensure that all OSHA safety requirements are being met and exceeded.=
=20
d.=09Work with field superintendents to ensure that all safety measures are=
 acted upon on site.
e.=09Review project safety paperwork and checklists =EF=BF=BD note consiste=
ncy and patterns in successes and failures for site safety.
f.=09Solve any and all safety breakdowns.

4.=09Scheduling and Construction Operations responsibilities include:
a.=09Set project schedule from start to finish and ensures on-time project =
completion.=20
b.=09Monitor the progress of all construction operations through communicat=
ion with the site superintendent.
c.=09Attend and direct site meetings as necessary.
d.=09Make weekly or bi-weekly visits to job sites to execute the following:
i.=09Quality checks
ii.=09Monitor scheduling =EF=BF=BD is the project on or off schedule?
iii.=09Monitor safety concerns
iv.=09Ensure that there are no financial issues
v.=09Personally interact with the superintendent for updates
e.=09Problem-solve operational issues as needed and tailor operations to th=
e needs of the project.
f.=09Direct and work with superintendent and administration to fulfill all =
needs of each project.
g.=09Manage the successful completion of each project through communication=
 and direction of the Superintendent.

5.=09Strategy responsibilities include:
a.=09Work alongside the President and Marketing to position V1C in correct =
and successful markets.
b.=09Forward all possible sales opportunities to the Company.
c.=09Work as a team member in the selling process, supporting sales with ex=
pert knowledge of the industry.=20
d.=09Identify market opportunities.

6.=09Operational Efficiency responsibilities include:
a.=09Work with all V1C associates to ensure the development and implementat=
ion of =EF=BF=BDbest practices.=EF=BF=BD
b.=09Identify opportunities to tighten control on efficiency in the interes=
t of successful project management.
c.=09Gather recommendations from staff concerning operations regularly.
d.=09Perform other duties as required by Management.

Requirements_Qualif: Skills, Knowledge, Qualifications, and Experience:

Candidates for this position should require a2-4-year degree in constructio=
n or related field (engineering, architecture, etc) or a minimum 10 years o=
f experience in a related position of project management. Candidates with d=
egrees must also have 2-3 years experience as well as 30-hour OSHA Certific=
ation prior to being considered for this position. Impeccable organizationa=
l skills are absolutely necessary as are exemplary verbal and written commu=
nication skills. Candidates must have the proven ability to develop and app=
ly innovative management techniques for the purpose of producing successful=
 projects and maximizing employee performance. Thorough understanding of th=
e construction industry is required including practices, processes, standar=
ds, and expectations. Strong computer skills are required =EF=BF=BD Microso=
ft Office applications as well as a familiarity with Constructware or other=
 construction software. Aside from all specific skills and talents, candida=
tes should be proven shrewd business people capable of thinking with a succ=
essful present and future in mind.
