REAL ESTATE SITE ACQUISITION MANAGER

JOB SUMMARY:
Office Suites PLUS headquartered in Lexington KY is  currently seeking a Real
Estate Site Acquisition Manager. This individual  will be responsible for the
following:
Locating multiple parcels of land  throughout the Southeast and
Midwest which would be suitable for construction  of our prototype office
building.
Coordinating efforts of various parties  to complete the due
diligence required for each acquisition, including an  assessment of the
desirability, conditions, zoning and feasibility of each  location.
Negotiating purchase contracts and working through the  development
process to obtain all necessary permits and governmental  approvals prior to
closing on the site.
Initiating the preparation of all  site surveys, development plans
and construction documents, prepared by  external engineers and architects,
and reviewing each for completeness and to  assure our brand standards.
Preparing market analysis, pro forma projections,  estimated project
cost and site package for internal review to confirm  acquisition is
consistent with the Company's objectives to ensure the maximum  use of funds
and return on investment.
Collecting and evaluating current  market data for determining
overall market potential and trends, including  competitive studies, to
assist with the identification of potential locations  in new submarkets.
SKILL & EDUCATIONAL REQUIREMENTS:
A Bachelor's  degree, preferably in real estate or a related field, is
required. Strong  knowledge of commercial real estate acquisition and
development processes  (especially as it relates to commercial office space)
with at least five  years of solid experience is required.

INTERRELATIONSHIPS: 
This  position reports to the Vice President of Real Estate. Our  successful
candidate will have the ability to negotiate successfully with a  wide
variety of people including developers, engineers, architects  and
governmental agencies.

This position will not require relocation  to Lexington, Kentucky, but it is
expected that the successful candidate will  live in the Southeast or Midwest
United States.

NEEDED  ATTRIBUTES:
The successful candidate will be able to demonstrate previous  successes
negotiating and managing multiple land acquisition and development  projects.
They will have to have the ability to identify, analyze, prioritize  and
recommend opportunities aligned with the Company's targets.  Strong
technical, financial, communication and presentation skills are  also
required. Experience with real estate operations in multiple markets  and
states is a definite plus. To perform this role successfully,  extensive
travel for extended periods will be required. Candidates must  possess a
valid driver's license
