If this is correct:
            Database: d:\exchvr\priv1.edb
      Streaming File: d:\exchvr\priv1.STM
      Temp. Database: TEMPDFRG4704.EDB
Temp. Streaming File: TEMPDFRG4704.STM
 
It looks like the STM files are on separate partition or folder. I am
not sure but,  I think the Priv1.edb and STM files need to be in the
same folder.

My lack of understanding in the eseutil is no doubt causing my problems,
I tried several times over the weekend to run the defrag and couldn't
get past the following error:

My command line:
 
eseutil /d d:\exchvr\priv1.edb >> c:\exDefrag.txt
eseutil /d d:\exchvr\pub1.edb >> c:\exDefrag.txt
 
The result:
